Abstract
This article assesses the residents' satisfaction with the mass housing project in Tehran. In this regard, three economic, socio-cultural and environmental-physical components were examined in eight indicators and 31 questions. The statistical population of this research is the two new cities of Parand and Pardis in the western and eastern parts of Tehran, in which the largest mass housing called Mehr housing project has been located and constructed. The sample size based on Cochran's formula in each city was 380 people and residents were selected by two methods of cluster sampling and then simple random sampling. The results of the questionnaire, which was analyzed based on the independent-t-test with 5% alpha level, show that in all dimensions and in both cities, residents' dissatisfaction with the Mehr housing project is evident. Cultural and environmental-physical are 2.30, 2.26 and 2.22, respectively, and the same numbers in the city of Pardis are 2.17, 2.27 and 2.50, respectively, which is lower than the average level of 3. In Parand city, more than 83% of residents want to migrate from mass housing in the next 5 years, and in Pardis city this number is 79%. Also, more than 78% of the residents of  Parand Housing and more than 75% of the residents of Pardis Housing prefer to live in the worn-out neigborhood inside the city of Tehran rather than living in Mehr Housing projects
